Landlord had been paying electrician £250 ever twelve months to do a Periodic Inspection (PIR). Explained to landlord that a PIR (unlike gas safety check) is only required every 5 to10 years and even then, is not a legal requirement. Gas safety check is a legal requirement every 12 months.
I now PAT test on change of tennant.
